Kwalata Wilderness comprises 13 000 hectares of idyllic African terrain set in the heart of the Waterberg mountains in South Africa's Limpopo Province. SCOPE OF PURCHASE OF THE LAND:Kwalata is currently 13 000 hectares of which this 3 000 portion is for sale and not under any land claims. It does form part of a 6 000 hectare area with no fences in between. The current business combines hunting with eco tourism and would be beneficial to both parties to keep the fences down between the properties as this would enable us to keep the 18 strong herd of elephants which roam the property. Should this not be the wish of the purchaser, we will raise the fences leaving whatever game is on the property, removing the elephants. MANAGEMENT OPTIONS:It would be an option for us, the owners of Kwalata, to manage the 3 000 hectares purchased if the new owners so desired. We have been managing this farm for the last 21 years and know the property intimately. Our expertise in wild life management and nature conservation will undoubtedly be a huge asset to the purchasers. We are confident that in a shared management option that the purchasers will have their assets well looked after and maintained. If this is not desired we will gladly make suggestions to assist you. A management fee would be R40 000.00 per month excluding staff wages, running expenses and marketing costs. This will include managing the farm and looking after guests. The management team will consist of Reinhard Heuser, Werner Botha, Caroline Osborn & Poni Mokwena. This fee will be renegotiated annually. Reinhard Heuser's game farm management, professional hunting and outfitting qualifications provide good management and the ability to bring overseas clients to the farm.Caroline Osborn is involved in the day-to-day management and guest relations.Werner Botha lies in management and professional hunting to guide and assist clients.Poni Mokwena is manager of the staff and has amazing ability to repair just about anything. He has been employed for over 20 years and has an intimate knowledge of the farm and animals. Vehicle hire including tractors, tipper trailer, tipper-loader-back hoe (TLB), Land Rover game viewer and 4x4 farm vehicle can be rented at an agreed amount. CURRENT OPERATIONAL COSTS:The current running costs are estimated at R100 000 per month for the 3 000 hectares. This includes the wages, maintenance of the lodge, staff housing and the main house, electricity, rates, taxes, animal feed, salt licks, staff rations & fuel. This excludes overseas marketing, animal stock, extensive maintenance, vehicles and vehicle maintenance. GAME ON THE FARM:Game species, which will remain on the property, include:Impala, Zebra, Nyala, Waterbuck, Leopard, Blesbuck, Baboon, Wildebeest, Bush pig, Warthog, Eland, Duiker, Jackal, Kudu, natural game, Giraffe and plains game. CONSORTIUM OPTION:An alternative purchase option would be to form a group with other interested purchasers should the total cost be unachievable. A consortium can be formed under a company to include 2 to 10 partners. The company would purchase the property and each of the partners would own a share proportionate to their financial input. EXCLUSIONS:The purchase price excludes the buffalo herd, rhino, certain plants, all main house & office furniture and equipment, all vehicles, Leopard trophies & Zingela's dining room table.
